Requirements for Granting a Variance:

The need for a variance results from physical circumstance of the property. Such circumstances generally include size, shape, topography, location, or surroundings of the property and do not apply to other properties in the same zone.

Failure to obtain a variance will result in undue hardship to applicant.

The hardship has not been created by the action of the property owner or the applicant, e.g. applicant did not sell portion of property and reduce size.

Approval of the variance will not be in conflict with the interest of the neighborhood or public interest in general.

Site Plan

Please attach your site plan. The site plan should show: the dimensions/shape of the lot, size/location of existing buildings on the lot, location/dimension of proposed additions or buildings, location/dimensions of parking (if not a single family home), location/type of screening (if not a single family home), setback distances, and easements and rights-of-way.
